Here we go with volume 5 of this WTF! Wednesday series.? I swear I am running into every possible road block ever conceived in this Real Estate game.? So check this shit out.? I received word last week that the two Champaign properties, which were held-up due to a bankruptcy, were clear to close from my Realtor.? Apparently, bankruptcies take forever and a day to resolve, as these properties were put under contract in February.? So I start making calls and getting things ready for the closing of one of them.

Well, it’s the end of 30 days and I didn’t come through on the 30 day challenge.? I found a wholesaler with quite a few properties to offer, one being in an ideal area.? His deal was an approved short-sale that he was approved for.? I marketed the mess out of that house.? I blasted CraigsList and put out signs about it.? I lost count of how many buyers I sent over to view the house.? I think it was around 7.? But there were much more that I spoke with and emailed, hell I’m still getting calls about that place.? Oh well, I’ll keep them on file for the next house.

I finally got this video uploaded that I made a couple of weeks ago.? I don’t know why, but YouTube acts a little flaky sometimes with uploads.? Am I the only one experiencing this?? Anyway, this video goes over how I was able to streamline my offers to listed properties.? All that I had to do was setup a mail-merge and utilize the “Convert to Adobe PDF and email” function.?
