Operation Nomad


Yo. First off, I want to thank everyone who participated in my survey a few days ago. You are much appreciated. I was actually wouldn’t have guessed the feedback received. But regardless, it was good.

What I learned is that an overwhelming amount of you all are interested in Wholesaling. Well I’ve got something for you.  My homie Steph down in Tampa has a huge collection of how-to videos that cover the ins-and-outs of wholesaling. Check them out, she’s got some good stuff and…she ain’t even chargin’.  And in the mean-time I’m working on something that you’ll really like, specifically about wholesaling. Stay tuned… And now to recap the ReBarCamp event that I attended last week…this conference is what’s considered an “unconference”.  It was very informal.  There were various sessions about how to use technology in Real Estate.  There were sessions that focused on topics ranging from Facebook 101 to advanced WordPress blogging to QR codes.

I won’t lie. A lot of the stuff covered was very basic and I as soon as I started to regret my trip, I met a broker in Washington that uses green-screen in his YouTube videos that promote his brokerage and listings.  This alone was worth the trip, because before I even went I happened to be researching how to setup a DIY green-screen without paying out the ying-yang (translation = without paying a lot).  You can check out some of his green-screen videos here.  And if you’re not familiar with the term “green-screen”, it basically is a system that you can use in video production where you can crop and paste yourself in front of any static or motion background that you please.  You may think, why would I want to do that?  Well the reason is because of perceived local presence.  Since I’m now wholesaling nationwide and also since my main advertising is done online.  I plan on using green-screen videos to generate various videos that will be used in local CraigsList ads to recruit buyers/sellers.  For instance, there might be a video with me talking about properties and I’m standing in front of golden-gate bridge or something like that if the ad is targeting people in the Bay Area of Cali.  Get it?

So anyway, he gave me the details on his whole setup.  All of the details about the equipment he uses and where he got it from.  Awesome. And the fact that many of the sources include Home Depot and eBay, this means the “price is right”. On another note, the Short Sale pipeline is filling pretty nicely. I’ve got a system worked out with my VA’s that seems to be working pretty well.  I’m steadily tweaking the process with my executive VA and she commands all of the sub-agents.  I must admit, it’s pretty awesome.  I haven’t even emailed/talked/seen any of the sub agents.  I don’t know if they even exist.  For all I know my main VA could’ve made them up and is taking their paycheck too. But I don’t even care, because this performance level is kosher.

If you remember, one of my goals of 2011 is to make my business completely location independent. That plan is coming along. I’m to the point right now where I’ve outsourced/automated lead-generation and lead-tracking (both online) and I’m now researching options of contract drafting. I spent an hour on a contract yesterday and had an epiphany, it went a lil something like this…”why the **** are you doing this yourself?”  Just so happens that I spoke with a friend that suggested that I use prepaid legal (business version) to make that happen.  Awesome suggestion.  I’m going to check into that for sure.

Speaking of location independence. I’ve officially begun Opertation Nomad.  Translation = I don’t plan on living anywhere indefinitely for a long long time. I happen to be in Paris right now. Why am I in Paris might you ask? Well that’s a great question.  And “why not” is my answer. Here’s a random observation. The french fries over here taste exactly the same as they do in the US. Here’s a random regret. I should’ve at least cracked open a French language book before coming over here. But the sink or swim situation is kinda fun, actually. Well anyway, more on France later. I’m about to go find me a model off the street and Pepe Le Pew her. I’m out!

P.S. These folks dress ridiculously well. I’ve gotta get my fashion game back on point. My goodness.
