Always look forward to the technical know-how that you bring to the table! How was Paris?
PS - I think you should post a video tutorial of the bankhead bounce for us :)

I love the fact that you're becoming a world nomad -- it's a cool thing to do in life --- and if you get bored, there's always home my man!

Hi Justin. I've been reading your blog for a while now and you are a true go getter. Someone said something about VAs in a previous posting and I thought i should chime in. I have a VA and I couldn't be happier. She works 40 hrs/week and I pay her $300/month plus commission. I'm in the process of hiring another VA just for inbound and outbound calls. I found them through yourvas.com (i hope i'm not breaking any ad rules). It's the best thing I've done since I started this biz. Embedding youtube into craigslist is supercool.

– Edit – Moderate

Hey Addison, thanks for the heads-up about the Phillippines work-force. I'll definitely check out that site you mentioned. And also, you're right. This cashflow problem is forcing some creative (ideal) solutions. And instead of a Realtor I have another investor who I've been working with, she just wants to get started after reading a bunch of books. I'm showing her everything I know and in return she's taking care of most of my lead generation. Being forced into efficiency...isn't so bad.

Slick Justin. For the record, I've read 4 hour work week twice now (first time about a year and a half ago) and in the car we got several Drake songs. I just wanted to comment to keep your head up and to give you a heads up. I've used elance.com and rentacoder.com several times now (between my partners and myself) and there is much left to desire. The majority of the time a broker makes the offer and then sublets the work to employees. The employees work for the broker, not you. Slow time, communication is shared via the telephone game...etc. A better source we have found might surprise you. We have been working with a lady from the Phillippines... Their entire education system is taught in English and you can hire someone (tax free) to work directly for you. A college educated (Masters degree) English teacher will work 40 hours a week for 600 BUCKS A MONTH!!! No joke. You can get coders, graphics folks, programmers, customer service, SEO, etc. etc. for pennies... and they'll love you for it. Even if you just started paying a college student for 10 hours a week, you can get that for 20 bucks a month. They could do all the grunt work for you... all of it. Anyways, check out http://www.onlinejobs.ph/index.php and even Craigslist (phillippines - manilla) for folks to work for you.

I know you said you are having a bit of a cashflow problem but this might just trigger the problem solver in you. My partner and I have a Realtor that wants us to teach him what we do... we are going to ask him to go over the properties with a video camera and take our contractor through as well (on rehabs) and put all the numbers together and send it to our assistant overseas who takes the phone calls and does the numbers and we may talk once a day... we can focus on the private money and the REOs at least are taken care of... our assistant can even make the offers without talking to us... we can always back out... just saying... take care good sir and thanks for adding value with your post on biggerpockets.com

I'm reading " The 4 Hour Work Week" as well. Awesome read. I'm on E is elimination. I have a whole new perspective on my time. No matter what B. keep pushing it. If you are doing the work every day you have to see results. It's the law of cause and effect. When those paydays start coming in you'll appreciate those slim days cause it builds character.
