Almost one week left in the month and I still have my 30-day challenge in my sights.  I’m very close to meeting it, that’s all I’ll say for now.  It seems like I’m a damn magnet for failed closings right now, so I’d rather not type any further in vain.

Anyway, in follow-up to “Accountability Monday”, I’ve accomplished most all of my tasks.  I put in 4 REO offers, I put in approximately 30 offers, I’ve created my outline for my internet marketing endeavors, I created my STL squeeze page (just need to make it pretty and mesh it with Aweber), and I found someone to place my bandit signs for me in Champaign…but after one weekend they quit.  So I’m back to square one with that task.  I’m taking a completely different approach to recruitment this time, I’ll post later about the outcome.  So, in conclusion, I half-ass met my accountability goals to be completely honest.  Perhaps, if I met them all, then that means they aren’t high enough?  Is that just a psychological trick?  Oh well…I’m going to adopt and roll with it.

So for next week, my goals are:

Create a local STL roster of 20 wholesaler/investors

• Find at least 3 good wholesale deals to advertise
• Hire sign distributor for both Champaign and STL
• Kick the ass of the person who flags my CriagsList ads
• Make at least 10 offers each day (REO, MLS, FSBO, etc)

That should keep me more than busy for the next week.

Welp, I spoke with the lady landlord today.  I told her that I could’nt go with the price that we had discussed about her property due to the high-tension lines that she has in the backyard.  She sounded like she was frustrated with me when she said that it was okay, she’s just going to sell it herself.

Oh well, hopefully everything works out for her.  Perhaps she can get a retail owner-occupant in the house, if they either pay cash or obtain a non-FHA loan from a lender that doesn’t mind the power lines in the backyard.  Either way, I’m still going to mail her the offer so that when it’s February and she’s still trying to sell it, that contract with the quick sell will look more appealing.

On another front, I’m finding myself with less and less time to get stuff done.  And I think I know why after I’ve done the math.  I spend 9 hours daily at the 9-5, I sleep at least 6 hours nightly, 2 hours in the gym each evening, 3 combined hours are daily spent on eating, showering, commuting.  That’s 9+6+2+3=20 hours, this leaves me with 4 hours to spare on week nights to look at properties, perform research, blog, and etcetera.  WTF! I try to manage my time as best I can and there still isn’t enough of it!  Weekends are when I’ll really have to compensate for the lack of time on weeknights.  I think the workouts are the major time robbers, especially now since I workout 5 days a week.  But that regimen isn’t going anywhere.  After about a month of consistent workouts and a good diet, I’m about the shape I was in back in college 5 years ago.  By the spring, I should be in the shape of my life.  That’s the goal.

And Tiger in case you’re reading…seriously….I mean seriously?  I don’t condone philandering, but dude if you’re going to do it at least be good at it.  You’ve got to get the pre-paid cell phone and stash it away from wifey, then delete the outgoing/incoming/missed call logs daily.  If she ever finds it, say it’s for emergencies.  Not that I would know anything about how folks cheat…I’m just saying.  Welp, the media is going to have their fun with you for the next few months…Kobe all over again…it will all be back to normal in about a year and a half.

I just got my brochures and flyers in and I am impressed!  I outsourced the design to a friend from college who I mentioned in an earlier post and she knocked this out of the park like I knew she would.  I just basically gave her the creative room to do what she does, she used my website as a reference tool, and she did her thing.  I love it.  If you’d be interested in contacting her for some of your marketing materials, her name is Tabitha Vickers and her company is Spazz Group and she has very good rates.

Also, on another note, I spent a great amount of time today restrategizing my marketing plans.  This was incredibly time consuming, believe it or not.  But what I came up with is pretty damn good in my opinion.  There will be various activities and methods put in place to generate more leads, secure properties, and secure cash buyers (I need as many of these as possible).  The tasks listed below are meant to accomplish one or more of the aforementioned.

I think these tasks will keep me plenty busy.  This is my revised list after much thought and reading my Preston Ely Wholesaling ebook for like the 7th time.  On a tangent, why do people hate on that guy so much?  I happen to like his style and his material.  When you Google his name there are ridiculous reviews to browser through.  Anyways…so that about does it.  I just need to manage my time as best I can and things will start to pop-off.

P.S.
I meet with a seller tomorrow to present an offer on her rental property that she’s looking to sell.  She’s an older lady and the more I think about it, the less motivated I think she is.  But that ain’t changing my offer amount, hopefully I won’t get shot when I present it to her…should be interesting.
