So the last post in this CraigsList Domination series, covered the CraigsList Email grabbing software. Hopefully, Tim (the winner of the software), is enjoying his copy. But now we’re moving onward and upward. It’s time to jump in to part 2 of this series.
If you’ve been with me for a while, you may have noticed that I’ve been going head to head against Craigslist for quite some time now. Testing out what works, what doesn’t, etc. Back when I was blogging for BiggerPockets.com, I contributed about the CraigsList technique that this post revolves around.
Apparently, that article was fairly popular, but many of the folks who posted in the comments had various issues getting the HTML code to workout for them. Soooo, I put together the form below, which takes all of the dirty work out of using the “YouTube in CraigsList” technique. All you have to do is supply your image that you want to link to and the link that you want to take the user to upon “click”. And that’s it! I’ve programmed this thing to kick you back the HTML you need to just copy and paste in to your ad. And on top of that, I’m actually hosting the images for you! Ain’t it swell?!

It’s been sometime since I’ve taken a step back and reflected on what I’ve been doing right and wrong in my business. And I’ll admit that one of the main things that I’ve been doing wrong is speaking with unmotivated sellers. Now hear me out…I do realize that to find “motivated sellers” you must sift through numerous “unmotivated sellers”. However, I believe that the process of sifting through the unmotivated, slowly drains you…your morale and overall motivation. Ideally, one would outsource this task and avoid such a phenomena. But if outsourcing it is not in your budget, you have to work around this.

So, it’s been about a month since I hired my CraigsList VA and I’ve had some ‘interesting’ results thus far. Well to tell the truth, I didn’t even let the ads run for an entire month and there was about 1.5 weeks worth of miscommunications with my VA. But I estimate that my national & international ads ran for about 3 weeks, before I halted them.

I finally finished all of the ads and instructions for my virtual assistant (VA) out of Bangladesh.? I didn’t realize how complex the scheme in my head was until I had to make it clear for someone else to abide by.? But if all goes as planned, I’m going to have a ridiculous number of new leads/contacts due to my CraigsList scheme.? The best part about this is that it’s going to kick major arse and I don’t have to do a thing.? This is awesome because I was really getting tired of posting and re-posting ads myself.? I think such activities were at least zapping an hour out of each day.? Hopefully, I can establish a long lasting business relationship with this VA.? The worst part about a relationship not working out…is having to start from square one to find someone else.

Last post I wrote about how I had a Lease-Option deal that Joe McCall said that should go fast.? Well…that story is probably going to be different now.? What-had-happened-was…we were playing phone tag…and by the time we did get in touch with each other, I was in the car and didn’t have my contracts in front of me.? So when I was telling him the rents, option price, credits, etc…I started to confuse some of the numbers with other stuff I have going on.? And I coincidentally, errorred on the good side.? So, there’s a chance this deal Lease/Option deal that I have in STL may not be so good after all.? That’s the bad news.? The good news is, if I don’t find a tenant-buyer for it…chances are it will turn into a short-sale and I can still do something with it.? Also, the good news is…now that I know Joe is willing to work with other investors for a 50/50 split, I’m confident I can find another couple of properties that will work for his buyers (I’m learning that finding the properties in the wholesale lease option game is the EASY part).
