Well, it’s the end of 30 days and I didn’t come through on the 30 day challenge.? I found a wholesaler with quite a few properties to offer, one being in an ideal area.? His deal was an approved short-sale that he was approved for.? I marketed the mess out of that house.? I blasted CraigsList and put out signs about it.? I lost count of how many buyers I sent over to view the house.? I think it was around 7.? But there were much more that I spoke with and emailed, hell I’m still getting calls about that place.? Oh well, I’ll keep them on file for the next house.

So I finally have my semi-automated system in place that will allow me to make 40+ offers per week.? Basically what I have is an Option-Contract and a Cover Sheet that are mailed out to the owners of properties that have been listed and since withdrawn from the MLS.? My Realtor was able to export an Excel file from the MLS that contains the expired property information that I desire.? This spreadsheet was then appended with county assessor information (last date sold, owner name, assessed value, and etcetera).? The Option-Contract and Cover Sheet have mail-merged values that include the property address, offer price, mailing address.? This mail-merge along with the custom Excel doc, makes me semi-automatic.? After all of the printing is said and done, I hand-address the envelopes.? I just sent out my first batch today.? Next week, it’s on and popping again.

Microsoft Excel, offers, tax delinquent
I’m running into a bit of a hiccup.? This 40 offer a week thing is quite the task.? I’ve got 10 down and 30 to go.? However, I’m kind of running out of properties to offer on that fit the category for which I have buyers for.?? Thus far, I’ve been targeting some properties that are listed on the MLS and others where the owners respond to my ads.
